Section 1: Parties

Names, addresses and PAN of buyer and seller. Check spelling — even a wrong middle name can cause registration delays.

Section 2: Property description

Survey number, exact dimensions, boundaries, common area share. Match this with the approved plan and encumbrance certificate.

Section 3: Consideration

Total sale value and how it's being paid — bank transfer references go here. Cash components beyond ₹20,000 are illegal.
